What Are the Five Steps to Making Homeownership a Reality?

Building strong credit, saving a realistic down payment, building a clear priority list, talking to a lender early, and choosing the right agent are the five steps that move most buyers from thinking about homeownership to actually closing on a home. Here is how each one works.

It is never too early to start planning for a home purchase, and it is also never as far off as it might feel right now. Once you are ready to move, the process can happen faster than a lot of people expect. Here are the five steps I walk every buyer through, whether they are just starting to think about it or ready to make an offer this month.

How Do You Build a Solid Credit History Before Buying a Home?

You do not need perfect credit to buy a home, but the stronger your credit, the more loan options you will have. For most buyers, a mortgage is the single largest debt they will ever take on, so lenders want confidence that you will pay it back. While you are in the planning stages, focus on:

  • Keeping your existing lines of credit open rather than closing them
  • Paying down existing debt where you can
  • Being cautious about opening new lines of credit before or during the homebuying process

Small habits over several months can meaningfully change what loan programs and interest rates are available to you when you are ready to apply.

What If Your Credit or Savings Aren’t Where You Want Them Yet?

This comes up constantly, and it is not a reason to put off the conversation. A lot of buyers assume they need to wait until their credit or savings look a certain way before talking to anyone. In reality, the earlier you talk to a lender, even if you are a year or more out from buying, the more time you have to actually improve your position. A lender can tell you exactly what is holding your approval back and what specific steps would move the needle, instead of you guessing on your own.

How Much Do You Actually Need to Save for a Down Payment?

The old idea that you need 20 percent down to buy a home is not the reality for most buyers today. According to the National Association of Realtors’ 2025 Profile of Home Buyers and Sellers, the median down payment for first-time buyers was 10 percent, and the median for repeat buyers was 23 percent. Plenty of loan programs allow first-time buyers to put down far less than that, sometimes as low as 3 percent, depending on the loan type and your qualifications.

With home values continuing to appreciate in many parts of the Denver Metro area, waiting years to save a large down payment often costs more in the long run than buying sooner with a smaller one. If saving enough feels like the biggest obstacle, down payment assistance may be able to help. I keep an updated list of programs available to Denver Metro buyers, including grants and low-interest loan options, right here on my blog.

How Do You Build a Clear Home Buying Priority List?

Before you start touring homes, it helps to separate what you need from what you want. Try building your list in three parts:

  • Be realistic about your must-haves, the things that are non-negotiable
  • Let yourself dream a little about your would loves, the things that would be nice but are not deal breakers
  • Determine your ideal monthly payment, and set an absolute maximum you are not willing to go above

Having this list in writing before you start touring homes keeps you grounded once you fall for a house that checks some, but not all, of your boxes. It also makes conversations with your lender and your agent faster, since we are working from the same clear picture of what actually matters to you instead of guessing.

Why Should You Talk to a Lender Early in the Process?

Advertised mortgage rates can be all over the place, and the only way to know what you actually qualify for is to talk to a real lender about your specific situation. Most buyers find that the mortgage process is not as difficult as they expected once they actually start it. Talking to a lender early helps you understand:

  • Your actual loan options based on your credit, income, and savings
  • Which loan program fits your situation best
  • What your real monthly payment will look like, not just an estimated one

This step matters more than people expect. Two buyers with the same income and credit score can qualify for very different loan programs depending on details like how long they have been at their job, how much they have saved, and whether they are eligible for a specific program like FHA, VA, or a local down payment assistance option.

If you do not already have a lender in mind, I am happy to connect you with a few I have worked with and trust, so you are not starting that search from scratch. I am not compensated for these referrals. I simply want you working with someone who is responsive, honest about what you qualify for, and easy to reach when you have questions.

How Do You Choose the Right Real Estate Agent?

Most agents have access to largely the same listing information, so choosing an agent usually comes down to finding someone who is the right fit for how you like to work and who will represent your interests well. When you are interviewing a potential agent, a few good questions to ask are:

  • Do you specialize in a particular type of buyer or a specific area
  • What does your availability and working schedule actually look like
  • How many clients do you typically work with at once, and are you taking on new clients right now
  • How do you get paid, and what does that mean for me as a buyer
  • What makes you different from another agent I could work with

The right answers will look different for different buyers, and that is exactly the point. You are looking for fit, not just credentials.

Why Does Timing Matter in the Littleton Real Estate Market?

Littleton and the surrounding Denver Metro area move on their own rhythm, with inventory and buyer competition shifting by season and by price range. That does not mean there is one universally right time to buy. It means the right time for you depends on your own financial readiness more than it depends on trying to perfectly time the market. Buyers who wait for a theoretically perfect moment often end up waiting far longer than buyers who focus on getting their own credit, savings, and pre-approval in order and then act when the right home shows up.

How Fast Can You Actually Move From Here to Closing?

Once you have a lender lined up and your priorities in order, the process can move faster than people expect. It is possible to go from your first serious conversation to a closed sale in a matter of weeks in the right circumstances. That said, most buyers benefit from a longer runway to shore up credit, build savings, or simply get comfortable with the process before making an offer. There is no single right timeline. The goal is to be ready when the right home shows up, whether that is next month or next year.

What Should You Do Next to Start Making Homeownership a Reality?

If any of these five steps feels like the one you are stuck on, that is a good place for us to start a conversation. You do not need every piece figured out before reaching out. Most buyers I work with start with just one or two of these steps in place and build the rest as we go.

My Buyer’s Guide walks through this entire process in more detail, from building credit and saving a down payment through closing day.
