Buying a home after divorce can feel like both a fresh start and a heavy lift. There are logistical decisions to make—bedrooms, budgets, school zones—and emotional layers that don’t show up on Zillow.

As a Realtor who works closely with women in this exact season, I want you to know: this isn’t just about square footage. It’s about creating a home that supports you, your kids, and the life you’re building now.

Below are some questions I share with my clients to help them get clear—not just on what they need, but what they want… and what they deserve. These are here for you to reflect on, journal through, or simply sit with. Let them guide you as you start dreaming about your next chapter.

Logistical & Lifestyle Questions

Let’s start with the practical—because yes, those matter too.

  • How many bedrooms and bathrooms do we need?
  • Would a home office or flex space support the way I work or live right now? Is this a must-have?
  • Do I want a basement? If so, how would I use it—storage, playroom/lego room, guest space?
  • How much square footage feels right—not too much to maintain, but enough to feel comfortable?
  • What kind of yard or outdoor space would be ideal for us?
  • How important is garage space or parking? What’s the right size for us?
  • Do I want a move-in ready home, or am I open to making updates over time?

Intentional Questions

These help you connect with the emotional side of home—the part that goes beyond countertops and curb appeal.

  • What do I want to feel when I wake up in this new home?
  • What kind of energy do I want this home to bring into my life and my kids’ lives—peaceful, inspiring, grounding, joyful?
  • Are there any spaces I want to claim just for myself—reading nook, meditation corner, creative space?
  • What parts of my current home or life do I want to release, and what do I want to carry with me?
  • How do I want this home to support me when the kids are with their other parent?
  • What will help me feel safe, comfortable, and at ease during those quiet stretches?
  • What would make this home feel like mine—not just a house, but a soft place to land

Questions About the Kids

Because while this home is for you, it’s also for them—and you get to prioritize both.

  • What do my kids truly need in this home to feel safe, supported, and at ease?
  • What type of space (or spaces) will work best for our family rhythm?
  • What boundaries or setups might make co-parenting logistics smoother?
  • What kind of home will make it easier to host friends, family, and create new memories?
  • What do we need in this home to support my kids as they get older and their needs change?

This process isn’t just about buying a house. It’s about building a foundation. One that reflects who you are becoming, not just who you were.

If you’re in this place right now—navigating the emotions, the data, and all the unknowns—I see you. And I’d be honored to help you walk through it.

We can do hard things. And together, we can also create something beautiful.
