A lot of people I talk to are curious how far out they should be planning when buying a home… Reality is, we can help you get into a home in as quickly as 30 days, but at the same time, 12 months to a couple years out is not too early to start planning… Here are 5 steps to get you started:

  1. Build a Solid Credit History – you definitely don’t need perfect credit to buy a home, BUT the better your credit, the more options you have. For most people, a home loan is the single largest debt they’ll undertake. Lenders want to know you’ll pay back the money they lend you, so when in the planning stages:
    • Maintain existing lines of credit.
    • Reduce existing debt.
    • Be smart about opening new lines of credit
  2. Save for a Downpayment – the old idea of 20% down is just not a reality most of the time these days. On average,
    • First time home buyers bring 6% down, and
    • Repeat home buyers bring 14%.
    • With appreciation rates where they are in Denver, it costs far too much to wait!
  3. Make your priority list!
    • Be realistic – what are your MUST haves?
    • Dream a little – what would you LOVE to have?
    • Determine your ideal monthly payment, and set an absolute max!
  4. Get with a Lender – advertised rates are all over the place! The majority of buyers say the mortgage process was not as difficult as they expected… it’s time to get the facts! To really know
    • Your actual loan options
    • Which loan program is best suited for you, and
    • What your actual payment will be.

  5. Align with an Agent – Reality is, agents have access to a lot of the same information, so when choosing an agent, it really comes down to aligning with one who is the best fit for you and will represent you best! 5 questions to ask a your potential agent:
    • Do you specialize in types of buyers or areas?
    • What does your availability/ work schedule look like?
    • How many clients do you work with each year, and are you taking on clients at this time?
    • How do you get paid?
    • What makes you unique as an agent?
